In designated areas HUD is now allowing buyers to select their own Closing Agent. Each closing agent must be approved by HUD and issued a HUD BUYER SELECT TITLE ID#. Please click the links below for fillable BUYER SELECT ADDENDUMS for each of the following locations:




  • 1) All title companies doing business in Indiana MUST file their forms (policies & endorsements) and rates with the Indiana Department of Insurance (“IDOI”). The new statute does not allow for deviation from the rate sheets or forms filed by the underwriter. The IDOI has instructed all title companies that only filed forms and filed rates may be used for real estate closings in Indiana on or after July 1, 2013 even if different rates were quoted prior to July 1, 2013.

    2) All title companies must issue Closing Protection letters (“CPLs”) on every residential transaction closed by an underwriter or its agent. The CPL is optional for parties in commercial transactions. All parties in the residential transaction – lender, buyer/borrower, and seller must receive a CPL. The new law requires a fee to be charged for each CPL letter issued. Indiana is one of nineteen states that have enacted CPL legislation.

"Most generally, I don’t write letters of recommendations, I probably should more often. However, I can’t let Kitsy’s excellent customer service pass by without giving her a shout out. We closed on a property through you in June of this past year. It was a property that has been split from an original plat twice the size of what we bought. IN getting the permits and variances that we’ve needed to build, I’ve had 3 separate occasions that the Morgan County Recorder’s Office told me that the papers needed were not recorded. The first was the deed itself when we applied for our builder’s permit. Of course, I didn’t know anything about, assuming it was recorded after the closing. Kitsy, provided me with the article number and a copy of the recorded deed for my records. The second time was a “driveway agreement” document that provided easement to/from a gravel drive that ran parallel with our property. This time, we stood before the planning and zoning department and they said that the agreement was never recorded and they had no record of it. Again, Kitsy, replied within that business day, providing me with the agreement and the article number proving it was recorded. The last was today, when I finally got the permit, and the variance and needed to record a separate break-away parcel within my plat to record the legal description. The auditor’s office said they couldn’t do it because the original survey breaking out our land was never recorded with their office. Needless to say, Kitsy provided me with the information I needed within a few hours. All I can say is I am super impressed with her record keeping and prompt and accurate customer service. She’s one of the best. Thank you!"

"Ok – I just want to vent to “my team” for a moment….. My buyer “accepted” going to another title company for closing. Should have closed last Friday but lender didn’t have it ready due to a major change in purchase price because appraisal didn’t support original purchase price. Now, we get the CTC on Wednesday of this week and lender says we can close on Friday. Package has been delivered. HOWEVER, the title company CAN’T /WON’T fit us in and says we have to wait until Monday. Now, mind you, the Seller’s agent closes all his homes at this title company but yet they won’t even call me back or return my emails when I am begging and pleading for my Buyer to get her home prior to the weekend…. UGH! I know we are all busy –and I know there are only so many hours in a day. However….I also KNOW that CT would fit me in somewhere even if we had to close in the lobby with Lynn running between 2 closings or Gina doing it… Ok… I am done now. My Buyer has begged me to change the closing to “my title company” – but I just can’t do that now…. Even you guys aren’t that magical ? Dreaming of my next closing with CT and to NEVER close with these bunch ever again!!! Have a wonderful Friday!"
